El dorado Ranch 6 miles north of san Felipe Baja
California, Mexico. It is 4 hours by car from San Diego or Palm Springs
and 6 hours from Los Angeles.
EDR is a master-planned community designed and
implemented by an American developer. The master planned community has
over 35,000 acres with a full range of level land parcels (for building) with
developer financing.
All the parcels have a 180 degree view of the Sea of
Cortez which makes the land value increase I am sure. But what more
important for Americans is that the nearest little town is San Felipe (located 6
miles away) and has a population of 30,000 plus with one third of the population
being Americans and Canadians.
The term "Fideicomisco" is the term used to explain
that foreigners are allowed to acquire irrevocable and absolute ownership rights
to property in Mexico through a 50 year perpetually renewable and transferable
Real Estate Bank Trust. The trust is called a "Fideicomisco" This
trust is like a deed for ownership. The Trust system is the ONLY legal way
for foreigners to own property in certain areas in Mexico and is sanctioned by
the Mexican Government.
Another reason buying property in Mexico has become
more acceptable is because in 1997, Mexico changed its banking system and
subscribed to the International Banking Standards. The majority of all
Mexican Banks are owned by International Banks such as Citi Bank, Bank of
America and Chase Manhattan. The stockholders of these banks are
international. If Mexico were to take property from foreigners, this could
result in an International incident!
